What the borough requires
Rules change. Confirm current requirements with the Borough before you buy, using the Wildwood Crest rental application and the Borough Clerk's office.
Renting a house, apartment or condominium in Wildwood Crest requires a borough license. Licenses run from May 1 to April 30, and a late fee applies to fees not paid by June 1.
New license applicants, including new owners, need a Certificate of Zoning Use Compliance. If one was issued at closing, include a copy with your rental application.
Under state law, non-owner-occupied one- and two-unit properties must be registered with the Borough Clerk. Buildings with three or more units register with the state Bureau of Housing Inspection.
Condominiums and duplexes are among the property types inspected each year by the borough's Fire Prevention Bureau. Smoke alarm and other safety requirements apply.
In the oceanfront hotel/motel zones, multi-family units that are rented must be rented for at least one week at a time. Condo associations may set stricter rules on top of this.
A realistic rental budget includes more than booked weeks:
