How Much Is Your Home Worth?
For Buyers
From Contract to Closing for Home Buyers
When you decide to buy a home, it helps to understand the process and the current state of the market. Working with an experienced local team means you have someone who knows the market, negotiates for the best value, and guides you along the way.
Led by brothers Chris and Joe Ferzoco, The Ferzoco Group has helped buyers and sellers across Southern New Jersey since 2004, with more than 1,500 properties sold since 2008. In this short video series, we walk you through what happens after your offer is accepted, from contract to closing.

Your Path From Contract to Closing
Your offer was accepted. Now what? Watch each short video below to see what happens next.
Step 1
Under Contract: Attorney Review and Your Closing Team
Once you and the seller sign the contract, it enters attorney review. In New Jersey, this period gives each side's attorney the chance to review the contract and propose changes before it becomes binding.
This is also when your closing team comes together, including your attorney, your lender and the title company, so everyone is working toward the same closing date.
Step 2
How Your First and Second Deposits Work
Your purchase includes a first deposit and a second deposit. Your contract sets the amount and due date for each, and who holds the funds in escrow.
Deposits are credited toward your purchase price at closing. Watch the video to see how each deposit works.
Step 3
Getting Your Second Deposit in on Time
Your second deposit has a deadline written into your contract, and meeting it on time keeps your purchase on track.
Check the amount and due date in your contract
Plan ahead with your bank for wire timing and limits
Confirm with your closing team once the deposit is sent
Step 4
Scheduling Your Home Inspections
Your contract gives you a set period to complete your home inspections, so it's important to schedule them promptly.
Once the inspection reports come in, we review the findings with you and represent you on any inspection issues with the seller.
Step 5
Your Mortgage Commitment Before Closing
If you're financing your purchase, your lender will work toward issuing a mortgage commitment, the lender's formal approval of your loan, before closing.
Respond quickly to any lender requests for documents
Avoid opening new credit or making large purchases before closing
Step 6
You've Closed on Your Home
Closing is the transfer of funds and ownership. Documents are signed, the purchase is completed, and the keys are yours.
